Choosing the Right Foundation Repair Contractor

January 2026 · Foundation Masters

Entrusting your home's foundation repair to the right contractor is paramount to the success of the project. With numerous contractors in the market, making an informed choice requires careful consideration. Here's what to look for.

1. Look for Specialized Experience

Foundation repair is a specialty — not every general contractor is qualified. Look for companies that focus exclusively on foundation work, with verifiable years in the industry. Ask how many foundation repairs they've completed in your region specifically. Local experience matters: contractors who've worked in your soil conditions and climate will anticipate problems others miss.

2. Ask About Engineering & Endorsements

The best foundation repair processes are engineer-endorsed, not self-certified. Ask whether the contractor's methods have been reviewed and endorsed by a licensed structural engineer. Foundation Masters' Core-Fill process, for example, is structurally engineered and endorsed by Karim Omri, Principal Engineer at Komri Engineering.

3. Demand a Warranty — in Writing

Any reputable foundation contractor should stand behind their work with a written warranty. Be cautious of vague verbal assurances. A legitimate lifetime warranty, clearly documented, shows the contractor is confident in their methods and materials.

4. Check References and Reviews

Ask for references from recent local projects. Call them. Ask specifically: Did the contractor explain the process? Did they finish on time? Were there any surprises? Would you hire them again? Online reviews are helpful but direct references from homeowners in your area are gold.

5. Get Multiple Itemized Quotes

Never accept a single quote. Get at least three, and make sure each one is itemized. Vague lump-sum quotes hide assumptions. An itemized quote shows you exactly what you're paying for and makes comparison meaningful. Be cautious of quotes that are dramatically lower than others — they're usually lower for a reason.

6. Verify Licensing and Insurance

In Ontario, contractors should carry liability insurance and, for certain work, WSIB coverage. Ask for certificates before signing anything. An uninsured contractor doing work on your property is your liability if something goes wrong.
